WeStore is an independently owned and run, state-of-the-art self storage facility located in Kirkbymoorside, North Yorkshire.

In 2022, following the move of a large amount of warehouse racking into its parent company factory Ryedale Printing Works Ltd, WeStore Kirkbymoorside opened. WeStore Kirkbymoorside offers a range of units from 10sq feet to 200sq feet. The site and units are all equipped with the Nokē Smart Entry System, facilitating the customer journey with the use of their smart phone.

The challenge:

The WeStore team wanted to repurpose a building they already owned. Various options for income streams were reviewed such as renting, commercial development, or a sale. However, following some extensive due-diligence and research, self storage looked like the most attractive option.

The main challenges were finding partners who they could develop a trusting relationship with while building their business and experience. After looking at several unit suppliers, the WeStore team chose Janus because they wanted to create an automated facility and required a supplier with experience and depth of knowledge in addition to local manufacture.

The benefits

The overall project and build went to plan. Janus worked with the WeStore team in a flexible manner, as they wanted to carry out some of the labour themselves. So far, the units have been well received by WeStore’s customers with comments such as ‘Units look great and feel safe!’.

The Solution:

After initial telephone consultations and a subsequent site visit, Janus provided a unit mix layout for both floors, incorporating a mezzanine floor, an area for a goods lift and partitions with our Nokē One Smart Entry System.

The company’s Managing Director took part in our JET event in May 2022 and was impressed with what he saw. Consequently, and after further discussion between him and his Operations Director, the order for the ground floor units and mezzanine including fire-rating was placed. The venture has been so successful concerning rent-up that a 2nd phase is imminent.
